Selling property at Auction
Underquoting - when a seller advertises at a lower price to attract buyers and create a sense of urgency and competition among prospective buyers - should be banned. Leading to buyer frustration and the possibility of people over-bidding due to the sense that the property is "affordable", this practice takes power away from buyers (who don't have much to begin with, "in this economy!!").
I recently was rejected when putting in a $900k pre-auction bid for a property advertised at $825k. The low advertised price is clearly a tactic. This practice should be much more heavily regulated. Sellers should be unable to reject a bid that is, for example, 5% over their listed price.
